Land and property

Know what you are buying before you pay for it

Before you buy a property, we read the khatians, deeds and mutation records, check the chain of title and estimate the registration costs, each with its citation. An advocate signs the report.

What you receive

  • A due-diligence report that walks through the chain of title record by record
  • A checklist of what is missing, inconsistent or needs a visit to the land office
  • The registration fee, stamp duty and tax estimate, each line cited to its schedule
  • An advocate's signed opinion on whether to proceed, and on what conditions

What you bring

  • The khatians available to you (CS, SA, RS, BS, BRS or city survey)
  • The seller's deed (dalil) and earlier deeds in the chain
  • The mutation (namjari) record and rent receipts (dakhila)
  • The proposed sale price and the property's location

How it works

Four steps, nothing hidden

  1. Share your documents

Upload a photo or PDF, or type what you have. Every fact we use shows the exact quote from your document or your own answer.

  2. Answer only what the law asks

The intake asks the questions the rule file needs, one at a time, in your language. Contradictions between documents become questions, never silent choices.

  3. Confirm the facts, see the computation

You confirm the facts. The rules engine computes line by line, each line citing its legal source. AI explains the result in plain words and cannot change a figure.

  4. A reviewer approves, you receive your pack

A registered practitioner or an Edge LAW reviewer checks the case, asks for changes or approves it. Then you pay and download your deliverable. It states who approved it and, when a registered practitioner certifies it, their registration number.

Who reviews and signs

An enrolled advocate reviews every record and signs the report. No title opinion leaves the platform without that signature.

Good to know

The report is advice before a purchase. It does not replace the physical searches at the sub-registry and land office that the advocate may recommend.

This platform is in a staged launch. Until the rule files and law texts are verified by the responsible practitioners, every computation carries a DRAFT banner and is not for filing.
